Every project starts with a technical evaluation of the property and a fully compliant design package—site feasibility, architectural plans, structural engineering, and energy requirements all coordinated upfront. In Los Angeles, plans must be prepared and stamped by a licensed architect or engineer and submitted for plan check through Los Angeles Department of Building and Safety.
Once plans are complete, they enter formal review through Los Angeles Department of Building and Safety, where they are checked for compliance with zoning, structural, energy, and safety codes. Most projects require multiple corrections and resubmittals before approval. Depending on location, additional oversight may apply, coastal properties can require review from the California Coastal Commission. Permit timelines typically range from 3 to 6 months.
With permits in hand, execution gets dialed in, materials finalized, trade workers scheduled, costs aligned, site prepped. In Los Angeles, where inspections and sequencing are strict, this phase makes or breaks the timeline.
Construction starts with grading, excavation, and foundation, followed by framing. Every step is inspection-driven through Los Angeles Department of Building and Safety. Structural systems are engineered for seismic performance and must pass sign-off before moving forward.
Once framed, the home gets built out plumbing, electrical, HVAC, roofing, windows, and exterior finishes. All systems must meet California Title 24 energy standards. At this stage, the structure is sealed, functional, and moving toward final build-out.
This is where the home comes together cabinetry, flooring, tile, fixtures, and detailing. On custom builds, this phase takes time due to material lead times and coordination between trades.
Final inspections run through Los Angeles Department of Building and Safety to verify full code compliance. Any issues get corrected before sign-off. Once approved, the city issues a Certificate of Occupancy.
Design & Engineering: 6–18+ months
Permitting: 4–9+ months
Construction: 12–24 months
In Los Angeles, pre-construction may take as long as the build itself. The biggest variable is typically approvals.
